Who is the developer and what year did construction begin in the community?

GreenPointe Development, LLC is the developer. The community was started in 2020

Is the Association part of a Community Development District (CDD)?

Yes. The Tributary CDD is registered as Three Rivers CDD. More information is available at: www.ThreeRiversCDD.com

What is the current HOA assessment?

The 2023 HOA assessment is $100.00 annually and is subject to change with each fiscal year budget adoption.

Who sends violation letters?

The Property Manager.

Who responds to after hours emergency calls?

After normal business hours you can reach Castle Group Residential Services at 800-337-5850. For life threatening emergencies Dial 911 on your phone.

Who do I contact for a home warranty request?

Please reach out to your builder agent or your builder warranty department. The HOA is not responsible for construction matters.

How do I obtain the Association's documents?

The Tributary Homeowner Association documents can be found on the Tributary website: www.TributaryLivingHOA.com.

What is the review timeframe for the Architectural Review Committee?

ARC applications are reviewed weekly however it can take up to 30 days for an application to be responded to once all required documentation is submitted.

What are the amenities offered?

Tributary amenities include a resort-inspired pool, fitness studio, pickleball courts, tot lot, open playing field, dog park interconnected trails and a future kayak/canoe launch to Boggy Creek.

Is the Tributary amenity center open?

The amenity center opened July 2022.

What day is trash pickup?

Trash pickup is on Wednesdays.

Who provides waste management?

Meridian Waste offers trash pickup, recycling pickup, yard waste removal and bulk trash pickup services to residents in Yulee. You can contact them at (904) 849-5122.

Is there a policy on what to do with hazardous waste? (Paint cans, batteries, household chemicals)

Paint cans can be disposed of with normal waste if the tops are off, and the paint is dry. Contact Keep Nassau Beautiful for information on dates and locations for hazardous waste collections in the area. Contact them at: 1 800-977-0162 or by EMAIL at: info@keepnassaubeautiful.org.

What do homeowners do with yard waste?

Yard Waste removal is an available service from Meridian Waste. Please contact them at 904-849-5122 for more information.

Who is responsible for the trees on my lot?

When is it necessary to have approval for tree work?

Removing any tree, or any changes to the exterior of the home, requires HOA/ARC approval.

What is the schedule for common area lawn service?

The contractor will be onsite as necessary but will endeavor to complete all work by 5PM.

Are there parking restrictions?

Parking commercials vehicles, mobile homes, golf carts, recreational vehicles, boats, watercrafts, trailers, or inoperable vehicles other than in an enclosed garage is strictly prohibited. For detailed information please refer to Article XI, Section 21 in the Declaration of Covenants, Conditions, and Restrictions.

Where can my guests park if there is no room in my driveway?

Guests may park in the street but not for any extended period of time. Owner’s vehicles should be parked in the garage or driveway.

Where can I store my boat or RV?

All boats and RVs must be stored in an enclosed garage or off property in a storage facility. Please refer Article XI, Section 21 of the Declaration of Covenants, Conditions, and Restrictions for additional information.

Are golf carts permitted in the community?

Tributary is not classified as a golf cart community and does not have any roadways designated for golf cart operation. Any carts or low speed vehicles (LSV) operating within Tributary must be street legal and follow all Florida Golf Cart and LSV laws. Are gazebos allowed to be built?

All outdoor structures such as gazebos, sheds, storage buildings, play structures, or swimming pools, must be approved by the Architectural Review Committee prior to installation.

Is there a specific type of fence that can be installed in this community?

All fences installed in the community are to be black aluminum. Please refer to Exhibit C of the Design Review Guidelines. Applications are subject to Architectural Review Committee approval.

Where is mail delivered?

The USPS delivers mail to the mailbox clusters used by Tributary homeowners. Individual mailboxes are not permitted within the community. Two mailbox keys are provided to the homeowner at closing.

Is fishing allowed in the lakes?

Patrons may fish from District Lakes AT THEIR OWN RISK. However, the District has a “catch and release” policy for all fish caught in these waters.

Is there a limit on the number of pets?

There is currently no limit on the number of household pets. For more details, please refer to the Pet Policy in the Declaration of Covenants, Conditions, and Restrictions Article XI, Section 20.

Is there a breed restriction?
